If you've been looking at Lancaster County real estate and keep hearing about Lititz, Ephrata, and Manheim — all wonderful places — you might be overlooking one of the county's quieter gems sitting right along Route 272. Akron Borough is a small, tight-knit community of about 4,000 people that offers everything buyers typically want from Lancaster County living: walkable streets lined with older homes, great schools, easy highway access, and that unhurried small-town rhythm that's getting harder to find at these price points.

I've helped buyers settle into communities all across Lancaster County, and Akron is one of those towns that people don't always think of first — but once they see it, they understand immediately.

Where Is Akron, PA?

Akron sits in the northeastern corner of Lancaster County, right on Pennsylvania Route 272, which is the main corridor connecting Lancaster City to the north and Reading to the northeast. Lancaster's downtown is about 11 miles to the southwest; Reading is roughly 21 miles to the northeast. That puts Akron in a genuinely convenient location if you work in either city — or anywhere along that Route 272 corridor.

The borough also connects easily to Route 222 and the Pennsylvania Turnpike, which makes it practical for anyone commuting further afield. What you get in exchange for that easy road access is a borough that still feels like a community, not a suburb.

What It's Like to Live Here

First settled around 1724 and incorporated as a borough in 1895, Akron has the bones of a classic Pennsylvania small town — century-old brick homes on tree-lined streets, a walkable downtown, and neighbors who actually know each other. Most residents own their homes. You'll find a mix of longtime locals, young families drawn by the school district, and first-time buyers who discovered that their dollar goes noticeably further here than in some of the flashier Lancaster County zip codes.

The vibe is quiet and residential without feeling isolated. Everything you need day-to-day is close by, and the broader Lancaster County amenities — farmers markets, breweries, state parks, the arts scene in Lancaster City — are a short drive.

Homes and Real Estate in Akron

If you're shopping in Lancaster County on a budget, Akron is worth a serious look. Median home prices in the borough run around $340,000 as of mid-2026, with the range running from the mid-$100,000s for smaller attached homes up into the $500,000s for larger single-family properties on nicer lots.

You'll find a lot of architectural character here — Colonial Revival, Victorian, and Italianate-style homes that date back to the 1800s sit alongside mid-century ranches and split-levels. Whether you're a first-time buyer looking for a starter home with good bones or someone moving from a more expensive market who wants more space for the money, Akron tends to deliver.

Akron sits right next door to Ephrata, so it helps to know what homes are selling for in Ephrata in 2026 when you're comparing the two.

Schools: Ephrata Area School District

Families looking at Akron will be happy with the school district. The borough is served by the Ephrata Area School District, which covers Akron Borough along with Clay Township, Ephrata Borough, and Ephrata Township.

The district rates a B+ on Niche and ranks among the top school districts in the Lancaster area. Students in Akron typically start at Akron Elementary School (rated B by Niche), then move on to Ephrata Intermediate School (B) and ultimately Ephrata Senior High School (B+). The district serves roughly 3,970 students and consistently outperforms the state average in math proficiency. It's a well-regarded district at a price point that doesn't come with the premium you'd pay in some of the Lancaster County districts further to the west.

Local Spots Worth Knowing

One of the things that makes Akron feel like a real place — not just a cluster of houses — is the handful of locally rooted businesses that have been here for generations.

Martin's Pretzel Bakery (1229 Diamond St.) is the one you'll want to know about. This family-operated bakery has been hand-twisting soft pretzels in Akron since the 1930s, and they've been featured on the Food Network. Warm soft pretzels fresh out of the oven, done the old Lancaster County way — if you've never stopped in, you're missing out.

The Akron Restaurant & Bakery is another local staple, known for Pennsylvania Dutch-style cooking and a bakery case full of baked goods done the traditional way. It's the kind of place where the coffee is always hot and nobody rushes you.

Reiff's Farm Market & Greenhouse has served the community since 1988 with local produce, seasonal vegetables, and homemade baked goods — exactly what you'd hope to find in a Lancaster County borough.

For everyday shopping and staples, Good's Store — connected to the Dutch-Way Farm Market network — handles the practical side of things well.

Parks, Trails, and Community Life

Akron punches above its weight for a borough its size when it comes to green space. The Rail Trail Linear Park offers a dedicated trail corridor right in the borough, great for walking, jogging, or biking. Broad Street Park, Colonial Park, and the Loyd H. Roland Memorial Park round out the borough's recreational options.

Community identity runs strong here. Akron hosts its own New Year's Eve Shoe Drop — the borough's version of a Times Square countdown that draws residents together every December 31st. And while it's technically just up the road in Ephrata, the Ephrata Fair — billed as one of the largest street fairs in Pennsylvania and held annually since 1919 — is practically a local tradition for Akron residents as well.

Who's Moving to Akron?

In my experience, the buyers who tend to fall in love with Akron fit a few profiles. First-time buyers who've been priced out of Ephrata or Lititz proper find that Akron gives them similar access and community feel with a bit more room in the budget. Buyers relocating from out of state — especially folks coming from the Philadelphia suburbs or out-of-region entirely — appreciate the character of the older housing stock combined with the convenience of Route 272. And downsizers who want to stay in northern Lancaster County but simplify their lives often find the walkable borough layout works really well.
