Thoughtful pricing. Professional presentation. A coordinated launch. I help sellers in Ephrata, Denver, Reinholds, the Cocalico School District and Lancaster County bring those pieces together.

Your listing deserves more than a few photos. My marketing combines professional photography, vertical social media videos and a longform property video with open houses, mailings and Zillow Showcase.
Professional photos introduce the property. Vertical videos bring it into buyers’ social feeds, while a longer video gives them time to explore the layout, features and setting. Together, these formats help buyers decide whether to take the next step.
I include Zillow Showcase in my listing marketing. It gives buyers another way to explore a property online, including people who cannot immediately attend a showing. Digital presentation supports their research; it does not replace inspections or a buyer’s own due diligence.
I pair the online presentation with open houses and mailings so the launch reaches people through more than one channel. The schedule and message reflect the property and the seller’s goals.
Marketing and pricing need to work together. We review relevant comparable sales, the home’s condition and competing listings before choosing an asking price. Once the home is on the market, we review showing activity and buyer feedback to guide the next decision.
More exposure creates opportunities to connect with buyers. A sale price still depends on the property, pricing, market conditions and the terms buyers offer.
These completed sales show different parts of my work. Each story identifies my role and any named co-listing agent. Past results do not guarantee a similar outcome.
A clean property and a $290,000 asking price gave buyers a clear starting point. The home sold for $316,500. This story focuses on preparation and pricing, without attributing the result to any single marketing tool.

An A-frame calls for careful pricing and a presentation that helps buyers understand its distinctive character. This listing attracted multiple offers and sold for $417,500.

I was the listing and buyer’s agent, with Nicole Aquilini as co-listing agent. The buyer I worked with competed against four other offers. We discussed what they were comfortable offering and put together the successful offer.

These are historical marketing examples for completed sales. Prices and availability mentioned in the original videos relate to when the homes were marketed.
At 4 Barnhill Road in Denver, I represented the seller on a referral listing that sold for $346,750 in October 2026. At 13 N Village Circle in Stoudtburg Village, I represented the seller on a $335,000 sale in August 2024. These are individual transactions, rather than team production totals.
Yes. I use vertical social media videos and a longform video for every listing, alongside professional photography.
No. I use it to improve the online presentation and help buyers explore the property. No single marketing tool guarantees an offer or a sale price.
Yes. We start with your home and relevant local comparable sales, then discuss how condition, competition and your timing affect the pricing strategy.
Tell me where your home is, when you hope to move and what matters most to you. We can discuss preparation, pricing and how I would present your property.
