If you're searching for houses for sale in Lancaster County, PA, you're shopping across 16 public school districts and dozens of boroughs, villages and townships, each with its own price point and pace. As of the latest LCAR/Bright MLS monthly release (September 2026, published October 12, 2026), the county's median sold price was $370,000 and homes averaged just 20 days on market.
That county number hides a lot of range. Here's where the money goes, town by town, from a second-generation local agent who drives these roads every day.
Countywide, the median sold price for single-family homes, townhouses and condos was $380,000 for closings between August 5 and November 3, 2026, according to Bright MLS data pulled November 3, 2026. That covers 1,314 closed sales, with a median of 8 days on market and homes selling at about 101% of list price.
LCAR's September 2026 report tells the same story from a different angle: the median was up 4.2% from a year earlier, but active inventory jumped 17.3% to 779 listings. More choice, same prices.
The figures below are Bright MLS closed sales of single-family homes, townhouses and condos from August 5 to November 3, 2026, grouped by mailing address. A mailing address like "Lititz" or "Lancaster" usually reaches well past the borough line into the surrounding townships, and school district boundaries don't always match the post office, so always confirm the district for a specific address.
| Mailing address | Main school district | Median sold price | Closed sales | Median days on market |
|---|---|---|---|---|
| Columbia | Columbia Borough (parts Hempfield) | $264,950 | 44 | 15 |
| Lancaster | Several (Lancaster, Manheim Twp, Hempfield, Penn Manor and others) | $355,000 | 469 | 7 |
| Mount Joy | Donegal (parts Elizabethtown Area) | $359,950 | 54 | 7 |
| Elizabethtown | Elizabethtown Area | $365,000 | 89 | 14 |
| Ephrata | Ephrata Area (mostly) | $370,000 | 79 | 7 |
| Manheim | Manheim Central | $375,000 | 53 | 8 |
| New Holland | Eastern Lancaster County (ELANCO) | $400,000 | 35 | 8 |
| Quarryville | Solanco | $429,500 | 18 | 4 |
| Denver | Cocalico | $435,000 | 46 | 10 |
| Lititz | Warwick (mostly) | $491,250 | 116 | 6 |
Source: Bright MLS, data as of November 3, 2026. Small towns have small samples (Quarryville had 18 sales), so one big farmette can move the median.
As of fall 2026, Columbia is the clearest under-$300,000 market in the county, and Lancaster mailing addresses, Mount Joy and Elizabethtown all had medians in the mid-$300,000s. Below $350,000, you'll mostly be looking at townhouses, twins, older rowhomes and smaller ranches.
Columbia is also the one market on this list where buyers have a little leverage: homes there sold at about 95% of list price and sat a median of 15 days. It's a Susquehanna River town with older housing stock, so budget for an inspection that looks hard at roofs, porches and mechanicals. I dug deeper into this price point in What $350,000 Gets You in Lancaster County, PA in 2026.
Lititz, Mount Joy, Ephrata and Lancaster all posted medians of a week or less on market for fall 2026 closings, and Quarryville's small sample came in at 4 days. In those areas, a well-priced house in good shape often draws offers the first weekend.
Elizabethtown (14 days) and Columbia (15 days) ran a bit slower. That usually buys you time for a second showing.
Lititz (Warwick School District) is the priciest market here, with a $491,250 median and 116 sales. People pay for the walkable downtown, Lititz Springs Park and the Julius Sturgis Pretzel Bakery. See my recent look at Warwick School District homes for sale this fall.
Ephrata (Ephrata Area School District) sits right at the county median, $370,000, with the Ephrata Cloister and Green Dragon Farmers Market close by. Here's my Living in Ephrata guide.
Denver (Cocalico School District), my home turf, had a $435,000 median. The area mixes newer subdivisions with homes on bigger lots, all close to the Turnpike's Reading interchange (Exit 286). Brookview Estates, Hawk Valley and Denver Heights are names you'll see a lot in listings. More detail is in the Denver, PA Homes & Neighborhoods Guide.
New Holland (ELANCO) had a $400,000 median, and homes sold at about 105% of list, the most competitive ratio on this list. Nearby Leola is worth a look on the same drive.
Elizabethtown and Mount Joy in western Lancaster County both have Amtrak Keystone stations, which matters if you commute toward Harrisburg or Philadelphia. Manheim (Manheim Central) landed at $375,000. Down south, Quarryville (Solanco) is the place for more land and a quieter pace, but it's a thin market, so patience pays.
Start with commute and school district, then let price narrow the map. Get pre-approved before you tour, because in a market averaging 20 days on market countywide, the house you love on Saturday may be under contract by Tuesday. And remember that 2027 reassessment values take effect for county and municipal taxes on January 1, 2027, so look past the current tax bill. I explain that in Lancaster County Property Tax and the 2027 Reassessment.
LCAR's September 2026 release put the median sold price at $370,000, up 4.2% from September 2025. Bright MLS data for August 5 to November 3, 2026 shows $380,000 for single-family homes, townhouses and condos.
Of the areas compared here, Columbia had the lowest median sold price, $264,950, for fall 2026 closings. Prices vary a lot by street and house type, so treat it as a starting point.
It's still a seller-leaning market. Homes sold at about 101% of list price countywide this fall. But inventory was up 17.3% year over year in September 2026, so buyers have more choices than in recent years.
Lancaster County has 16 public school districts, all served by the Lancaster-Lebanon Intermediate Unit 13. Mailing addresses don't always match district lines, so check each address.
Fall 2026 closings had a median of 8 days on market countywide, per Bright MLS. LCAR reported an average of 20 days for September 2026.
