Lititz Borough gets the most attention, and deservedly so. It was named one of the coolest small towns in America, and buyers who've toured it understand why within about 20 minutes of walking downtown. You've got the Lititz Springs Park, local restaurants, a pretzel museum, boutique shops, and a genuine community that turns out for events. Penn Township and Warwick Township offer more space, newer construction, and slightly more accessible price points while still feeding into the same school system. Here's the direct truth: Warwick SD is competitive. There are typically around 55 active listings across the district at any given time — not a lot for a market with this much demand. When a well-priced home hits in Lititz Borough, especially anything walkable to downtown, you can expect multiple showings on Day 1 and offers by the weekend.
This doesn't mean you should panic-buy. It means you need to walk in prepared:
Penn Township and Warwick Township are less frenzied than the borough and worth serious consideration if you want more house or more land for the money. The schools are identical.
In the Warwick School District, the price range is genuinely wide:

For commuters, it's a practical location without feeling suburban in a cookie-cutter way.
Warwick SD isn't the only great option in northern Lancaster County. If the price point is a challenge, consider looking at the Ephrata Area School District — a similarly strong community with more inventory and a wider price range. Or the Cocalico School District if you're drawn to Denver, Adamstown, or a more rural feel with excellent highway access.
