Historic small-town main street with brick storefronts at sunset - Living in West Reading PA guide

Ask anyone in Berks County where to find the best walkable main street, and you'll hear the same answer: Penn Avenue in West Reading. This little borough — less than a square mile, home to about 4,500 people — packs in more restaurants, boutiques, and community events per block than towns five times its size. If you're thinking about moving to West Reading, PA, here's what life here actually looks like, from someone who works this market every week.

A Main Street That Actually Works

West Reading's Penn Avenue corridor has become one of the region's favorite dining and shopping destinations, and it keeps getting better. You can start a Saturday with an organic breakfast at The Farmhouse Kitchen (426 Penn Ave), browse the galleries and boutiques on foot, grab wood-fired pizza at Nonno Alby's (701 Penn Ave) or tacos at Taqueria Comalli (619 Penn Ave), and end the evening with a glass of wine at Uncorkd (622 Penn Ave) or dinner at the West Reading Tavern. New spots keep arriving, too — SoFul, a soul food kitchen, opened on the avenue just this spring.

The borough leans into its main street with events nearly every month. Art on the Avenue, Berks County's premier art and music festival, drew its 32nd year this June with roughly 200 vendors across four pedestrian-friendly blocks. The producer-only West Reading Farmers' Market — now in its 20th season — runs Sunday mornings on the 500 block all summer. Fall Fest celebrates its 20th year this September, and yes, there's even a French Fry Festival in August.

The Homes: Character on Every Block

West Reading's housing stock is one of its biggest draws. Most of the borough was built in the early 1900s, so you'll find block after block of brick rowhomes and twins, many with Tudor Revival details, bay windows, and front porches a few steps from tree-lined sidewalks. Lots are small and off-street parking isn't guaranteed — that's the trade-off for true walkability.

The price of entry is one of the best-kept secrets in the region. Median sale prices in the borough have recently hovered around the $200,000 mark — well below the Pennsylvania statewide median of roughly $318,000 (May 2026) and far below what comparable walkable neighborhoods cost in the Philadelphia suburbs. That value hasn't gone unnoticed: West Reading is a very competitive market, with well-priced homes frequently going under contract in about a week. If you're shopping here, get pre-approved before you start touring.

Schools: Wyomissing Area School District

West Reading students attend the Wyomissing Area School District, which the borough shares with neighboring Wyomissing. It's a small district — roughly 1,900 students across three schools — and Niche's 2026 rankings rate it the #1 school district in Berks County, with Wyomissing Area Jr./Sr. High School ranked among the top 60 public high schools in Pennsylvania. For families, that combination of a top-rated small district and sub-$250K home prices is hard to find anywhere else in southeastern Pennsylvania.

Work, Healthcare, and Getting Around

Reading Hospital — the flagship of Tower Health, which is headquartered in the borough — is West Reading's largest employer and one of the biggest in Berks County. For many nurses, physicians, and hospital staff, living here means walking to work.

Commuters have quick access to Route 422 and the Route 222 corridor toward Lancaster and Allentown. Outdoor folks can pick up the Thun Trail section of the Schuylkill River Trail near the riverfront, and the Reading Public Museum — with its planetarium and 25-acre arboretum — sits on Museum Road at the borough's edge. Looking further ahead, planning is underway to restore passenger rail service between Reading and Philadelphia, with Amtrak now cooperating on the next phase of studies — a project worth watching for anyone weighing long-term value here.

Who West Reading Fits Best

In my experience, West Reading is a match for three kinds of buyers: first-timers who want charm and walkability without a Lancaster City or Philly-suburb price tag; hospital employees who'd rather walk to a shift than fight for parking; and downsizers who want restaurants, a farmers market, and community events at their doorstep. If you need a big yard, a three-car garage, or new construction, you'll want to look at the surrounding townships instead — and I can help you there, too.
