If you're searching for homes in Cocalico School District, you already know the basics: good community, northern Lancaster County location, and a price point that still feels manageable compared to other parts of the county. What you might not know is exactly what you're getting into — and where the deals are.

I'm Mike Gordon Jr., a REALTOR® based in Ephrata who has helped buyers navigate this market for years. Here's what I tell every client who asks about the Cocalico area.

What Towns Are in Cocalico School District?

The district covers about 51 square miles across northern Lancaster County and includes:

  • Denver Borough — the district's home base, with a tight-knit downtown and easy access to Route 272
  • Adamstown Borough — a small antique-hunter's town with a relaxed, small-town vibe
  • East Cocalico Township — rural and residential, with a mix of farmettes and newer construction
  • West Cocalico Township — quieter and more rural, connecting toward Reinholds and Stevens
  • Parts of Stevens and Reinholds also fall within the district boundaries

The location is one of the biggest selling points. You're roughly equidistant from Lancaster, Reading, and Harrisburg — which means buyers who work in any of those cities often land here specifically because of the commute math.

Why Buyers Choose Cocalico School District

Community feel without the crowd. Denver and Adamstown are small enough that you recognize people at the grocery store, but large enough to have what you need day-to-day.

Price. Cocalico-area homes have historically come in below the Warwick and Ephrata school districts in price-per-square-foot. As of mid-2026, Lancaster County's median home price is around $364,000 and homes are moving fast — typically under 10 days. Cocalico tends to track with that but often has more inventory in the $280K–$380K range, which is appealing for first-time buyers and move-up buyers alike. Access to outdoor life. The district area has farmland, creek access, and a quieter pace than the borough communities to the south. If you want a half-acre and a garage workshop, this is a realistic market for that.

Schools. The district runs three elementary schools (Adamstown, Denver, and Reamstown), a middle school, and Cocalico High School. Families tend to have a high degree of loyalty to their community schools here.

What to Expect When Buying in Cocalico SD

The market moves quickly. When a well-priced home hits in Denver or Adamstown, it typically doesn't sit. Here's what I tell buyers before we start: To see what a current listing looks like, check out this Denver listing with an inground pool.

  • Get pre-approved first. Sellers in this area are serious. A pre-approval letter needs to be ready before you fall in love with a house.
  • Know your township vs. borough. Property taxes and zoning rules vary between Denver Borough and the surrounding townships. I'll walk you through what that means for any specific property you're considering.
  • Watch for farmette opportunities. Occasionally small properties with acreage come up in East or West Cocalico Township — these move especially fast and can attract multiple offers from buyers who've been waiting months.
  • New construction exists but is limited. There's been some new development near the Denver area, but inventory is mostly resale. Setting up a custom search alert is worthwhile.

Stoudtburg Village — A Hidden Gem Nearby

Just over the line from the Cocalico district in Reinholds sits Stoudtburg Village — a unique European-style planned community that I specialize in. If you're open to a townhome or condo-style property with a lot of character, it's worth putting on your radar alongside traditional Cocalico-area homes.
