The Eastern Lancaster County (ELANCO) School District covers New Holland, Blue Ball, Intercourse, Terre Hill and the surrounding townships of eastern Lancaster County. According to Bright MLS data pulled October 29, 2026, the median single-family or townhouse sale price in the district over the last 90 days (July 31 – October 29, 2026) was $402,500, with homes going under contract in a median of just 8 days.
I'm Mike Gordon Jr., REALTOR® with Berkshire Hathaway HomeServices Homesale Realty in Ephrata, PA, and I work this part of the county every week. Here's what those numbers mean in real houses, and what your budget actually gets you in ELANCO this fall.
As of October 29, 2026, the median sale price for single-family homes and townhouses in ELANCO was $402,500 over the past 90 days, based on 34 closed sales in Bright MLS. That's about 5% lower than the same stretch of 2025, but the median price per square foot rose about 20% to roughly $219, which tells you more smaller homes sold this year rather than values falling.
For context, the Lancaster County Association of REALTORS® reported a countywide September 2026 median of $370,000, up 4.2% year over year, with homes averaging 20 days on market (LCAR release, October 12, 2026). ELANCO continues to run above the county median and moves faster than the county average.
Yes. As of late October 2026, homes in the district sold for a median of about 104% of list price, and the median time on market was 8 days. Inventory is still thin: Bright MLS showed only 12 active single-family and townhouse listings in the district on October 29, 2026.
There's one bright spot for buyers: activity picked up. Closed sales over the past 90 days were roughly double the same period last year, and new listings were up about 17%. Twelve listings also took price reductions in that window, so not every home is getting a bidding war. Well-priced homes still go fast; overpriced ones are starting to sit and adjust.
Around $300,000, you're mostly looking at older homes inside New Holland Borough. Recent closings from August to October 2026 in the $280,000–$315,000 range were largely 2- to 4-bedroom homes built between the early 1900s and late 1930s, typically 1,100–1,450 square feet on modest in-town lots. A handful of 1980s two-bedroom homes also closed near $310,000.
The tradeoff: great walkability to Main Street shops and the borough parks, but plan for some updating and a smaller yard. These homes moved quickly, several in under a week, and a few sold over asking.
This is the heart of the ELANCO market, and it's where competition is the sharpest. Bright MLS shows 12 single-family and townhouse sales between $350,000 and $450,000 in the district over the last 90 days, with a median sale price of $397,450, a median of 7 days on market, and a list-to-sale ratio of about 107%. As of October 29, 2026, there was just one active listing in that band.
At this price, the typical recent sale was a 3-bedroom, 2-bath home built in the mid-to-late 1980s with 1,600–1,950 square feet, plus some larger older homes and newer townhomes with 4 bedrooms. Several homes listed at $384,900–$399,900 closed between $400,000 and $422,000. If $400,000 is your ceiling, you'll want your pre-approval, inspection plan and offer strategy ready before you tour.
Outside the borough, a few homes on larger lots came on the market in October 2026 between $350,000 and $400,000. These are typically 1950s–1980s homes on one to nearly two acres, which is a rare combination in Lancaster County at this price.
Around $500,000, you're into newer construction and more space. Recent sales from July to October 2026 in the $490,000–$527,000 range included 3- and 4-bedroom homes built from 2001 to 2021, generally 2,200–2,400 square feet, plus a large 6-bedroom 1950s home. Most of these also closed at or above asking within about two weeks.
If you want room for a home office, a finished basement or a bigger yard in an established neighborhood, this is the budget that opens those doors in ELANCO without stretching into the farm and acreage market.
