Brownstown, PA is a small village in West Earl Township served by the Conestoga Valley School District, and it had 3,081 residents as of the 2020 U.S. Census. As of October 27, 2026, Bright MLS shows just nine single-family homes and townhomes sold in its 17508 ZIP code over the previous 12 months, at a median price of $411,000.
Most people know Brownstown as the spot where Route 772 meets Route 272 on the way somewhere else. I'd argue it's worth stopping. Here's what living there is really like, from a second-generation local agent.
Brownstown sits in central Lancaster County, about 5 miles southwest of Ephrata and 9 miles northeast of the City of Lancaster. The Conestoga River forms its southern edge and Cocalico Creek its western edge, so the village is tucked into a river corner with farmland in nearly every direction.
It's an old place, too. A Pennsylvania Keystone historical marker at Oregon Pike and North State Street notes that Brownstown was named for early settlers named Brown and founded in 1729. In Pennsylvania Dutch, it's Brauneschteddel, which is a lot more fun to say at a closing table.
Brownstown isn't its own borough. It's an unincorporated community inside West Earl Township, which also includes Leola, Talmage, Farmersville, Fairmount, and Center Square. The township office is right in the village at 157 W. Metzler Road.
Brownstown is in the Conestoga Valley School District. Younger students typically attend Brownstown Elementary, at 51 School Lane in the village, which the school's own website lists at roughly 415 students. Older students go on to Gerald G. Huesken Middle School and Conestoga Valley High School.
Being "in" a school district and being assigned to a particular building aren't always the same thing, so I always tell buyers to confirm the school assignment for a specific address with the district office (717-397-2421) before they fall in love with a house.
For a lot of buyers, yes, especially if you want a village address with fast highway access. Brownstown's biggest selling point is location: you're minutes from Lititz, Leola, and Ephrata, with U.S. 222 right at the edge of town for trips to Lancaster or Reading. The tradeoff is that it's a working crossroads, not a walkable downtown, and the Route 772/272 intersection is a busy one.
For 222-corridor commuters, few Lancaster County villages are more convenient.
Zook's Mill Covered Bridge. Just west of Brownstown, this red covered bridge has crossed Cocalico Creek since 1849, when Henry Zook built it for $700. It survived the 1972 Hurricane Agnes flood even with the creek more than six feet over the deck, it's on the National Register of Historic Places, and it showed up in the 1978 film The Boys from Brazil. Locals may also know it as the Wenger or Rose Hill bridge.
Stone Quarry Park. West Earl Township's park on Stone Quarry Road (with a Leola mailing address) has walking loops, picnic space, and access to the Conestoga River for kayaking, canoeing, and fishing.
Dinner nearby. The Log Cabin Restaurant in Leola, a Lancaster County fine-dining spot with roots going back to 1933, is a short drive away. For a bigger restaurant and shopping lineup, downtown Lititz and Ephrata are each about 10 to 15 minutes up the road.
As of October 27, 2026, Bright MLS data for the 17508 ZIP shows nine single-family homes and townhomes sold over the prior 12 months, with a median sale price of $411,000 and a median of just 6 days on market. On that same date, there were zero active single-family or townhome listings in the ZIP.
Nine sales is a small sample, so one or two unusual homes can swing the median. For context, the Lancaster County Association of REALTORS® reported a countywide median sold price of $370,000 and an average of 20 days on market for September 2026 (released October 12, 2026, using Bright MLS data). In other words, Brownstown homes have tended to cost a bit more than the county median and sell faster, largely because so few come up for sale.
