What $400K Buys in the Wyomissing Area School District: October 2026 Homes for Sale Update

Charming home in Pennsylvania

The Wyomissing Area School District covers just two boroughs, Wyomissing and West Reading. It's small, it's walkable, and for years it has been one of the most sought-after school districts in Berks County. Inventory is always thin, so buyers want to know one thing before they start touring: what does my budget actually get me here? Below is an October 2026 look at current prices, recent sales, and how fast homes are moving in both towns.

What do homes cost in the Wyomissing Area School District right now?

As of the three months ending August 2026, the median sale price in West Reading was about $251,000 (Redfin). Wyomissing's median was about $355,000 for the three months ending June 2026. On a $400,000 budget you're shopping the middle of the Wyomissing market, and you can buy near the top of West Reading's.

The two boroughs are very different markets. West Reading's housing stock is mostly brick twins, rowhomes, and modest singles on tight streets within walking distance of Penn Avenue. Wyomissing runs from condos and townhomes up through mid-century ranches and Colonials to estate homes around the Wyomissing Park system. That range is why a single "district median" can mislead. Which borough you pick matters more than any average.

What does $400,000 buy in Wyomissing and West Reading?

As of October 1, 2026, about $400,000 typically buys a 3–4 bedroom single-family home in Wyomissing, often brick, with a garage and a quarter-acre-or-so lot. In West Reading it can buy one of the borough's larger, updated singles. Recent sales show what that looks like:

  • Wyomissing, $325,000–$385,000: According to Redfin, 116 Park Rd (4 bed, 1,432 sq ft) sold in August 2026 for $325,000, 3% over list. 33 Lawndale Rd (3 bed, 1,875 sq ft) sold the same month for $385,000, also 3% over list.
  • West Reading, top of the market: 500 Sycamore Rd (3 bed, 2,338 sq ft) sold on September 25, 2026 for $438,000. That was 14% over its $385,000 list price.
  • Active in Wyomissing: As of October 1, 2026, Homes.com shows 14 single-family houses for sale under a Wyomissing search, with a median asking price of about $352,000 and a median 3-bedroom asking price of about $388,500.

One caution: many Wyomissing homes carry a "Reading, PA 19610" or "19609" mailing address, and some homes with a Wyomissing-area address actually sit in the Wilson or Governor Mifflin school districts. If the district matters to you, always verify it by parcel, not by mailing address.

What's available under $300,000?

Below $300,000 your options are mostly condos and townhomes in Wyomissing or older twins and singles in West Reading. In August 2026, 176 Valley Greene Cir, a 3-bed, 1,416 sq ft Wyomissing townhome, sold for $255,000 after 13 days on market (Redfin). In West Reading, 106 S 6th Ave (4 bed) sold for $282,000 in late August, and 318 Franklin St (5 bed, 1 bath) sold for $219,999 in early September 2026. Many of these homes are more than 80 years old. Budget for updates and get a thorough inspection, especially of the roof, electrical, and basement moisture.

What does the upper end of the market look like?

Wyomissing has one of the deepest luxury segments in Berks County. As of October 1, 2026, Homes.com shows Wyomissing Area School District listings that include a 4-bedroom ranch on Old Mill Rd at $649,995 (after a $50,000 price cut), a 4-bedroom home with an in-ground pool and separate two-story dwelling on Grandview Blvd at $724,900, and a 5-bedroom, 5,500+ sq ft home on Logan Ave near the Wyomissing Park system at $924,900. Also in Wyomissing, a brick estate overlooking the park system on Museum Rd is listed at $1,249,500.

Price cuts are showing up at this level. A Birdland-neighborhood home on Tanager Dr was recently reduced by $100,000 to $1,195,000. Above $600,000, buyers have more room to negotiate than the overall numbers suggest.

How fast are homes selling in the Wyomissing Area School District?

Well-priced homes still sell fast. As of the three months ending June 2026, Wyomissing's median days on market was 6, and Redfin rated the borough "most competitive" with a Compete Score of 95/100. In those same three months, homes sold for 102.5% of list price on average, and 48.9% sold above asking.

West Reading has cooled a bit. For the three months ending August 2026, its median days on market rose to 13, up from 7 a year earlier. The sale-to-list ratio dropped to 100.0%, 5.4 points lower than last year. More homes are also selling: 18 West Reading homes sold in August 2026, compared with 10 in August 2025. For buyers, that means more choices and a bit more breathing room in West Reading. In Wyomissing's core price range, you should still expect competition.

Is the Wyomissing Area School District worth the price?

For many families, yes. Wyomissing Area has ranked #1 among Berks County school districts on Niche, and Wyomissing Area Junior/Senior High School holds an overall Niche grade of A. As of fall 2026, GreatSchools rates both Wyomissing Hills Elementary Center and West Reading Elementary Center 9 out of 10. The district is small, with roughly 1,960 students, which means smaller class sizes and a tight-knit community feel. Many buyers say that's the main reason they want to live here.

Wyomissing Area School District Real Estate FAQ

Is it cheaper to buy in West Reading or Wyomissing?
West Reading is generally cheaper. As of August 2026 its median sale price was about $251,000, compared with roughly $355,000 in Wyomissing (three months ending June 2026). Both boroughs are in the same school district.

Are Wyomissing home prices dropping?
Not overall. Wyomissing's median sale price was essentially flat year-over-year (down 0.05%) for the three months ending June 2026. Price reductions are showing up mostly on luxury listings above $600,000.

How do I confirm a home is in the Wyomissing Area School District?
Check the parcel's school district in the Berks County assessment records or the MLS listing data. Don't rely on the mailing address, because "Wyomissing" and "Reading" addresses can fall in Wilson or Governor Mifflin.
