Wooded driveway leading to 7 Conewago Hills Rd, Mount Gretna PA - just sold by Mike Gordon Jr.

Some sales tell you more about a market than any statistics report can. Last week I closed on 7 Conewago Hills Road in Mt. Gretna — listed May 28 at $430,000, closed June 30 at $450,000, $20,000 over asking. Here's the story, and what it means if you own (or want to own) a home in one of Pennsylvania's most unusual small communities.

The Home That Drew the Offers

Tucked into 1.42 wooded acres in the Conewago Hills neighborhood, this 3-bedroom, 2-bath raised ranch is exactly the kind of property Mt. Gretna buyers wait for: a year-round home with real utility, not just a summer cottage. The eat-in kitchen, open living and dining area, and brick wood-burning fireplace anchor the main level, with an elevated deck and a spa...

Rolling green farmland under a blue summer sky in Pennsylvania

If you've been wondering whether the Lancaster County housing market has cooled off, here's the short answer: not much. As of this spring, our median sold price is sitting just $100 below the all-time county record. But there's more to the story than one headline number — and if you're buying or selling in 2026, the details matter more than the headlines.

The Numbers, Straight from the Local Data

According to the Lancaster County Association of Realtors, the median sold price for residential real estate in Lancaster County reached $364,900 in April 2026 — up 5.8% from March and just shy of the $365,000 record set in August 2025.

A few more numbers worth knowing from that April report:

New listings were up 16.6% from March

Just Sold at Full List Price: 3 Karen Court, Stevens — A Cocalico School District Closing Story

There are sales that are transactions, and there are sales that are stories. 3 Karen Court in Stevens, Pennsylvania was the second kind. I helped a long-time friend and client list, market, and sell their home in the Ridgeview Estates neighborhood of West Cocalico Township — and on April 21, 2026, we closed at the full $415,000 list price. No price reductions, no concessions, on-time settlement. That kind of clean close starts long before the listing agreement is signed.

If you're thinking about buying or selling in Stevens, the Cocalico School District, or anywhere in northeastern Lancaster County, here's the breakdown of how this one came together — and what it tells you about the 2026 market in this corner of the county.

Ephrata vs. Cocalico: The Short Answer

Ephrata School District is denser, more diverse, with a stronger high school academic track and more affordable starter homes around downtown Ephrata. Cocalico School District is more rural, has noticeably lower housing density, slightly higher median home prices, and a tight-knit small-town culture centered on Denver and Reinholds. If you want walkability and more amenities, pick Ephrata. If you want land and quiet, pick Cocalico.

These two districts are separated by about 10 miles of farm country, and yet they attract different buyers. I've closed in both — and watched families choose one over the other based on details as small as "how close is a Starbucks" and as big as "do we want our kid in a graduating class of 300 or 180." Here's the honest comparison.

How Do Ephrata and Cocalico Compare on Schools?

I helped a long-time friend and client list, market, and sell their home in the Ridgeview Estates neighborhood of West Cocalico Township — and the closing was as smooth as the conversation we had over coffee the day they decided it was time to move.
